The Season for Predictions and Resolutions Is Almost Here!

Starting the day after Christmas, attention will focus on the new year. With this, both resolutions and predictions move to center stage.

Since the market has slowed lately (both seasonally and economically), I have been spending a great deal of time preparing for 2009. New technology, a new "niche" website and blog, a new contact management program, adding a new "farm," a new education/coaching program, and developing some new twists on old marketing schemes are all figuring into my 2009 plan. I have also been analyzing what worked in 2008 to determine whether it stays or goes in 2009. But I'll write more about these items over the next few weeks and hope that you will share your plans as well.

I'm also going to save my Predicitions and Resolutions for later. Frankly, the writing over the next few days will help to crystallize all the ideas that have been bouncing around my head into solid goals.

So here are a few pluses and minuses that I think we all need to consider in our thinking about 2009:

PLUSES

  • Low interest rates
  • A Large Inventory
  • Pent-up Demand
  • Investors seeing real estate as the "investment of choice"

MINUSES

  • Buyer Fear of the Unknown (Economy; Job Loss)
  • Tighter Credit Guidelines
  • (On Cape Cod) Springtime Listing Flood
  • Continued Foreclosures (in spite of the Federal bailout)

There is a lot to think about. The most important consideration for everyone who wants to have a good year in 2009 is this: BE PROACTIVE. Anyone who sits around and waits to see what happens is bound to be disappointed.

The Bearings South

The Bearings South are aptly named: here, in the heart of historic Alexandria, one could never feel lost.

Built in 1941 as garden-style apartments and originally called Boulevard of Old Town apartments, these seven buildings were converted into a condominium community in 2006. Martha Washington Library temporarily closes its doors ...

We'll miss her ...

The Martha Washington Library is definitely one of the features and benefits of living in and around the 22307 area code. Martha Washington serves houses and townhouses of Bucknell Manor, the adorable garden-style condos of Belle View, the scenic condos at River Towers, the manors and homes of Belle Haven and homes and families of Fort Hunt with a broad selection of books and media. The staff is always helpful and pleasant. I and the Alexandria Gaming Group have made great use of the community room on numerous occaisions. So December 20th will be a sad day for me.

That because Martha Washington Library, one of the oldest branches in the Fairfax County Library System, will close on December 20th at 5:00 p.m. for major renovations. By mid-February of 2009 and for the next 18 months, Martha Washington will temporarily be housed at 6328 Richmond Highway, Unit F, Alexandria, VA 22303. We'll miss her will she's gone.

The temporary location is nearby but not quite the same and is just that a temporary location. I very much look forward to the newly renovated library at the same location as this beloved branch.

The library is on Fort Hunt Road and is adjacent to Mount Vernon District Park. It is surrounded by woods which connect to the neighborhood by paths and foot-bridges.

The Pros and Cons of Purchasing a Condo

Condominiums can provide a low maintenance lifestyle and there are pros and cons to any property purchase decision. Below are some things to consider.

CONS:

Reserve funds and association fees - There are usually homeowners association fees associated with a condo that must be considered when a budget for the monthly mortgage payment is determined. The condo association takes responsibility for maintenance of the common grounds, area amenities and exterior maintenance like roofs, exterior doors and siding. Some times a special assessment must be levied because of an unexpected expense that the available funds wouldn't cover.

Condo rules - When you purchase a condo you are purchasing a share in a corporation providing you with a vote but you must comply with the condo rules. Be sure you understand the covenants, restrictions and bylaws. They will restrict your neighbors from participating in behavior you find unacceptable but those same rules will apply to you as well.

Resale - In a condo community, your resale value is more closely tied to that of the neighborhood. The number of investment properties, the condition of the grounds and the reserve of funds available in the association coffers can effect your ability to sell your condo. You don't have complete control over the situation so time and value can be effected.

Neighbors - You are in close proximity to your neighbors so your lifestyle will have a stronger effect on them and theirs on you

PROS:

Amenities - Many condos have amenities like a pool or fitness center. It eliminates the need for outside memberships and provides a convenience of ease.

Maintenance - Most condos cover maintenance in common areas like the grounds, pool and usually the exterior maintenance of the unit like roofs, siding, doors, etc. These are items that make living in a condo more care-free.

Condo rules - These regulations help to keep the area more agreeable to everyone. Remember, you are entitled to a vote so you may want to attend the association meetings.

Neighbors - The proximity provides an opportunity to get to know your neighbors, develop friendships and provide the security that neighbors provide.
